Radiant Floor Heating & Boilers in Bend

Warm floors are a Bend thing: hydronic radiant heat in custom homes on the west side, boiler-heated older houses, and heated driveways that melt snow before you’re awake. They need a different kind of contractor than a furnace does.

  • 2 tradesHydronics is plumbing plus heating. The best fits hold both kinds of license.
  • YearlyService the boiler every fall, before the first hard freeze
  • 3,600 ftBend’s elevation. Gas boilers need high-altitude setup.

The short answer

A hydronic system heats water (or water and glycol) in a boiler and pumps it through tubing in your floors, radiators or driveway. When it stops working, the problem is usually the boiler, a circulator pump, a zone valve, air in the lines or low system pressure. Call a company that lists boilers and radiant or hydronic work by name; a furnace-only HVAC shop or a drain plumber may not be set up for it.

Signs your radiant system needs service

  • One zone or room stays cold while others heat.
  • The boiler pressure gauge reads low (many residential systems run around 12 to 20 psi cold), or you’re adding water often.
  • Gurgling or rushing sounds in the floor or baseboards (air in the system).
  • The boiler short-cycles, shows an error code or the relief valve drips.
  • A snowmelt zone leaves stripes of snow or ice.
  • Rusty or dark water when a drain valve is opened.

What’s different here

Why Bend has so much radiant heat

Cold, dry winters and lots of custom building over the past 30 years made in-floor radiant heat common in Bend, especially in newer west-side and resort-area homes. Many are paired with heated driveways, walks and patios so snow and ice never build up. Older Bend houses sometimes still run on original boilers with baseboards or cast-iron radiators.

High altitude changes how gas boilers burn

Bend sits around 3,600 feet, and Sunriver and Black Butte are higher. Gas boilers and water heaters often need a high-altitude adjustment or derate so they burn cleanly and safely; manufacturers spell out the settings. Ask your service tech to do a combustion check, not just a look.

Snowmelt and outdoor loops need glycol

Any loop that can freeze, like a heated driveway or a garage slab, should run a propylene glycol mix rated for Bend’s winter lows. Glycol breaks down over time, so ask to have its concentration and pH tested during service.

Plumbing license plus boiler license

Hydronic work touches both the plumbing (water, relief valves, backflow on the fill line) and the heating side (the boiler and its controls). In Oregon, installing, altering or repairing boilers requires a boiler business license from the Building Codes Division (ORS 480.630), and boiler work generally needs a state permit. A company that holds both plumbing and boiler licenses can usually fix the whole system without handing you off.

What a good annual service covers

  1. Combustion analysis and burner cleaning, with the high-altitude settings checked.
  2. System pressure, expansion tank precharge and relief valve check.
  3. Circulator pumps and zone valves tested zone by zone.
  4. Air purged from the loops.
  5. Glycol concentration and pH tested on any freeze-prone loop.
  6. Venting and carbon monoxide safety checked.

Questions to ask before you hire

Ask

  • Do you service my boiler brand and model, and stock its parts?
  • Do you hold plumbing and boiler credentials, or do you bring in a partner for one side?
  • Will you do a combustion analysis and check high-altitude settings?
  • Do I have glycol, and when was it last tested?
  • Can you map my zones and label the manifold?
  • What does a no-heat emergency call cost on a weekend in January?

Red flags

  • Recommending a full boiler replacement before testing pumps, valves and pressure.
  • Topping off system pressure repeatedly without finding the leak.
  • No combustion test on a gas boiler.
  • Plain water in a snowmelt or garage loop that can freeze.

Common questions

Who services radiant floor heat in Bend?

Look for companies that list boilers, radiant or hydronic systems by name. In Bend that includes Metolius River Solutions, Bend Heat and Mountain View Heating.

How often should a boiler be serviced?

Once a year, ideally in early fall before Bend’s first hard freeze, so problems show up before you depend on the heat.

Why is one room cold with radiant heat?

Usually a stuck zone valve, a failed circulator pump, air in that loop or a thermostat problem. A tech can test each zone from the manifold.

Can a heated driveway freeze?

The tubing can be damaged if a loop runs plain water and freezes. Outdoor and garage loops should run a glycol mix tested regularly.

Do gas boilers need adjusting for Bend’s altitude?

Often, yes. Above certain elevations manufacturers call for a high-altitude adjustment or derate; Bend is about 3,600 feet. Ask for a combustion check during service.
