Delivered built

Built in a shop, trucked in and set on your pad. Fastest and usually cheapest per square foot. Needs a clear path the width of the shed plus room for the truck or mule.

Built on site

Assembled in your yard from a kit or by a crew. The answer for tight side yards, steep lots or no truck access.

Custom or DIY

A carpenter builds exactly what you want, or you buy a kit at a home center. Most flexible; slowest. See our handyman guide.

The 200-square-foot line

Do you need a permit for a shed in Bend?

No building permit if it is all of these

  • ✓ Detached from the house
  • ✓ One story
  • ✓ Not habitable (storage, not a bedroom or office)
  • ✓ Under 200 square feet
  • ✓ Under 15 feet to the average roof height

Oregon Building Codes Division homeowner guidance.

You still have to

  • Meet zoning setbacks. Bend’s Development Code controls how close it sits to property lines. Ask the City of Bend Planning Division (541-388-5570) for your lot.
  • Get trade permits. Any electrical, plumbing or gas work needs a permit no matter how small the shed.
  • Check your HOA. Many Bend neighborhoods have rules on size, color, roofing and placement, and some want approval first.
  • Call 811 before digging. Free utility locates before any posts, footings or trenching.

Built for Bend winters

How much snow your shed roof has to hold

The City of Bend says permitted buildings here are designed for a minimum roof snow load of 20–25 pounds per square foot, and uses a simple rule: about 1.25 psf for every inch of snow on the roof, more if it is wet or icy.

That means roughly 16 to 20 inches of fresh snow puts a roof at its design load. Small sheds are not inspected, so it is on you to buy one rated for it and to clear heavy accumulations.

  • Ask every dealer for the shed’s rated roof snow load in writing.
  • Steeper roofs and metal roofing shed snow better than shallow shingled roofs.
  • Do not let drifts pile up against doors; they freeze shut and rot the trim.
  • Building something bigger? Look up your exact ground snow load with the SEAO snow-load tool (snowload.seao.org).

≈ 15 psf: under the 20–25 psf design range

Before it arrives

Site prep on Bend soil

Level beats deep

Bend’s pumice and lava-rock ground drains well, so frost heave is less of a problem than an uneven pad. A compacted gravel pad a foot bigger than the shed on every side is the standard.

Plan the delivery path

Delivered sheds need a clear route a couple of feet wider than the building, no low branches or wires, and firm ground. Ask about a mule (a small tractor dealers use for tight yards).

Watch the drainage

Do not set it in the low spot where snowmelt pools. Doors that sit in water in March rot by June.

Think fire, too

Keep the shed out of the 5-foot zone around the house, rake needles off its roof and away from its base, and store fuel and propane carefully. See wildfire home hardening.

Built for sun and snow

Shed materials that hold up in the high desert

Bend throws intense summer UV, bone-dry air, freeze-thaw nights and heavy wet snow at a shed. Here is how the common options handle it.

Engineered wood siding

Most common on delivered sheds

Treated wood-strand panels (like LP SmartSide) take paint well and resist rot and bugs. Keep the paint up; the south and west sides fade first in Bend sun.

Metal

Garages, carports, big storage

Strong, fire-resistant and sheds snow well. Needs vents or a vapor barrier, because metal buildings can drip condensation inside on cold mornings.

Natural wood / cedar

Custom and garden sheds

Beautiful and easy to modify, but the dry high-desert air cracks and grays unfinished wood. Plan on staining every few years.

Resin or vinyl kits

Small, budget storage

No painting and easy to assemble. Smaller sizes only, and thin roofs can sag under heavy snow; check the snow rating.

Roof choice matters more here than most places. Metal roofs shed snow on their own; shingles hold it. A steeper pitch helps either way. Whatever you choose, keep the area where snow slides off clear of doors, paths and the side of your house.

How Bend uses sheds

Six Bend shed setups, and what each one needs

⛷

The gear shed

Bikes, skis, boards, paddles and camping bins. Plan wall rails and hooks before shelving, a double door or wide single door for bikes and boards, and a loft for off-season gear. Vent it so wet ski gear dries.

🪵

The firewood shed

Lots of Bend homes burn wood. Open or slatted sides for airflow, wood off the ground on pallets, and place it away from the house; a wall of firewood is fuel in fire season.

🌱

The garden shed

Bend’s median last spring freeze is June 6, so a potting shed with windows or a small greenhouse stretches the season. Put it where it gets morning sun and is sheltered from wind.

🎨

The studio or office

Once it is insulated, heated, wired or used as a workspace, building and electrical permits apply. If you want living space, look at the City of Bend’s accessory dwelling unit (ADU) rules instead.

🧸

The playhouse

Several local dealers sell playhouses with lofts and porches. Same setback and snow questions as any shed, plus soft ground underneath.

🐔

The coop

Bend allows backyard chickens with limits on numbers and lot size. Check the current City of Bend rules before you build, and use hardware cloth, not chicken wire, against predators.

Keep it dry and critter-free

Mice, moisture and wildlife

Seal the gaps

Mice get through openings the size of a dime. Use metal flashing or hardware cloth at the base and around the floor joists, especially on block foundations.

No food inside

Bird seed, dog food and garden bulbs bring rodents. Store them in metal cans with lids.

Vent and lift

A raised floor on a gravel pad and a couple of vents stop condensation and mildew on stored gear.

Skirt the base

A tight skirt around a raised shed keeps critters from nesting underneath, which is warm and dry all winter.

The fine print

Taxes, insurance and rent-to-own

Property taxes

Permanent outbuildings can add to your property’s assessed value with the Deschutes County Assessor. A small shed usually makes little difference; a large garage or finished building can.

Insurance

Many homeowners policies cover detached structures under “other structures,” often as a percentage of the home’s coverage. Check your limit before you fill a shed with $10,000 of bikes and skis, and ask whether contents are covered.

Rent-to-own

Monthly payments with no loan, and some dealers skip the credit check. You pay noticeably more in total than the cash price. Ask for the total of all payments and the early-payoff terms in writing.

Delivery day

What happens when your shed shows up

  1. The truck arrivesA tilt-bed truck or trailer backs as close as it can. Have cars moved and the gate open.
  2. The mule (if needed)For tight backyards, dealers use a small remote-control tractor to walk the shed in. Ask ahead whether they have one.
  3. Set and levelThe crew sets it on your pad or blocks and shims it level. Doors that stick usually mean it is not level.
  4. Check it overOpen every door and window, look at the roof and trim, and note any damage before they leave.
  5. Finish the jobAdd ramps, gutters, shelving and anchors. Anchoring matters in open, windy lots.

FAQ

Questions Bend owners ask

Do I need a permit for a shed in Bend?
Not usually, if it is small. Oregon exempts a detached, one-story, nonhabitable accessory building under 200 square feet and under 15 feet to the average roof height from a building permit. It still has to meet Bend’s zoning setbacks, any HOA rules, and electrical or plumbing work always needs its own permit. Check your lot’s setbacks with the City of Bend Planning Division before you order.
How much does a shed cost in Bend?
Central Oregon Sheds posts its prices: about $3,940 for an 8x12 utility shed on sale, $11,471 for a 12x28 lofted barn and $17,500 for a 24x30 metal garage (October 2026). Delivery is free within set distances at the big local dealers. Site prep (gravel pad or blocks), electrical and permits for larger buildings cost extra.
What size shed should I get?
Measure your gear, then go one size up; nobody ever says their shed is too big. Use the planner on this page. Keep in mind that 200 square feet is the permit line: a 10x16 (160) or 12x16 (192) stays under it, a 12x20 (240) does not.
Can a shed handle Bend’s snow?
Buy one built for it. The City of Bend says permitted buildings here are designed for at least 20–25 pounds per square foot of roof snow, and uses 1.25 psf per inch of snow as a rule of thumb, so about 20 inches of fresh snow on the roof reaches that load. Ask the dealer for the shed’s rated snow load and rake heavy snow off flat or low-slope roofs.
What foundation does a shed need in Bend?
Most delivered sheds sit on a level, compacted gravel pad or on solid concrete blocks. Bend’s pumice and lava-rock soils drain well but are often uneven, so leveling matters more than depth. Larger buildings and garages may need a concrete slab and a permit.
Is rent-to-own a good deal?
It is a way to spread the cost without a loan, and several Bend-area dealers offer it, some with no credit check. You pay more in total than buying outright, so compare the full payment schedule to the cash price before you sign.
Can I turn a shed into an office or studio?
Yes, but once it is heated, wired or used as living or working space, permits come into play. Small electrical runs need an electrical permit, and anything habitable is regulated like a building. Talk to the City of Bend before you insulate and wire it.
Where should I put a shed on a Bend lot?
Somewhere level, reachable by a delivery truck, inside the setbacks, and not right up against the house. A wood shed full of gas cans and gear is fuel in wildfire season; keep it out of the 5-foot zone around your home and keep needles off its roof.
What is the best shed material for Bend?
Painted engineered wood siding is the most common on delivered sheds and handles Bend well if you keep the paint up. Metal buildings shed snow and resist fire but need venting against condensation. Resin kits are fine for small storage if the roof is rated for snow.
Does a shed raise my property taxes in Deschutes County?
It can. Permanent outbuildings may add to your assessed value. A small storage shed usually makes little difference, while a large garage or finished building can. The Deschutes County Assessor’s office can tell you how they treat a specific structure.
Is my shed covered by homeowners insurance?
Often, under the “other structures” part of a homeowners policy, usually capped at a percentage of your home’s coverage. Contents like bikes and skis may fall under personal property limits. Check your policy before filling the shed with expensive gear.
Can I keep chickens in a shed-style coop in Bend?
Bend allows backyard chickens with limits on how many and on lot size. Check the current City of Bend rules before building, and use hardware cloth to keep raccoons and other predators out.
How we checked

Dealers were checked on their own websites in October 2026; prices are Central Oregon Sheds’ posted inventory prices and change often. The permit exemption is from the Oregon Building Codes Division’s homeowner permit guidance; snow-load figures from the City of Bend’s roof-load guidance. Several shed companies on the old version of this page no longer have working websites and were removed.
