A dash means the company does not list that service, not that it refuses it. Ask. 7 of 7 matched an active license in the Oregon CCB's data on Oct. 23, 2026. "Since" is when the current license was first issued, so a company can be older than its license. Re-check on the CCB license search before you sign.

Leaks

Is the skylight actually leaking?

Water can come in through flashing, roofing or an uphill leak and show up at the skylight. Start by noting when the moisture appears.

Water after rain or snowmelt

Points to an exterior problem:

  • Failed or missing flashing, or damaged roofing around the unit
  • Cracked skylight parts or failed seals
  • Ice and snow pushing water under the roofing
  • A leak higher on the roof running along the framing

Moisture on cold mornings

Condensation can look like a leak: warm, humid indoor air hits cold glass and runs down the frame. Check bathroom and kitchen fans, shaft insulation and air leaks around trim. Fog between the panes means the glass seal has failed.

Repair vs. replace

A newer, good-quality skylight with one flashing problem can be repaired. An old unit with failed glass, brittle acrylic or repeated leaks is usually better replaced. Ask the contractor whether the unit, the flashing or the roof around it is failing.

Replacing the roof? Do the skylights too

Roofing and flashing are already off, so it is the cheapest time. Ask how old the skylights are, whether new flashing is included and who is responsible if a reused unit leaks later.

Flashing matters as much as the skylight

A proper install has sill flashing below, step flashing on the sides of shingle roofs, head flashing above and ice-and-water underlayment, using the maker's flashing kit for your roof type. Ask to see the installation detail.

Caulk is not a complete flashing system

If the whole plan is "seal around it," ask what failed underneath and how long the repair will last. Repeated caulking hides the real failure. Homemasters, for one, says it relies on manufacturer flashing kits, not excess caulk.

Snow, sun and energy: skylights in Bend

Bend skylights deal with snow loads, freeze-thaw cycles and strong sun at 3,600 feet.

Snow load and ice

The City of Bend says permitted buildings are designed for at least 20 to 25 pounds per square foot of roof snow, and estimates 1.25 pounds per square foot for each inch of snow plus 5.2 pounds per inch of ice. Snow drifts and ice dams form above skylights. Do not climb a snowy roof to clear one; the city warns about falls and sliding snow.

Snow hides skylights

A skylight buried in snow looks like roof. Anyone shoveling a roof should know where they are; skylights are not built to hold a person.

ENERGY STAR criteria

Bend is in ENERGY STAR's Northern zone (IECC climate zone 5). Certified skylights there need a U-factor of 0.45 or lower, with any solar heat gain; other zones need U-0.50 and SHGC 0.25 or lower. Air leakage must be 0.3 cfm per sq ft or less. Ask for the NFRC label numbers, not just "energy efficient."

Energy Trust and tax credits

As of Oct. 2026, Energy Trust of Oregon's window incentive, which covers replacing old skylights, is listed only for SW Washington NW Natural customers, not Bend's Pacific Power and Cascade Natural Gas customers. The federal 25C credit ended for skylights installed after Dec. 31, 2025. Check both before you buy.

Skylight placement in Bend

West- and south-facing skylights can overheat rooms on summer afternoons; north-facing ones give softer light. Think about glare, UV on floors and furniture, snow drift spots, valleys, trees, solar panels and the next reroof before cutting.

Sun bakes old domes

Homemasters says high-desert UV bakes rubber gaskets and sealants, and freeze-thaw cycles crack seals and frames. Single-pane acrylic domes from the 1980s and 90s are prime candidates for replacement with low-E glass.

Skylight types

Fixed vs. venting skylights, sun tunnels and the rest of the job

Fixed skylights

Do not open. Simplest, fewest parts, best when the goal is daylight only.

Manual venting skylights

Open with a crank or pole to let hot, moist air out of bathrooms, kitchens and lofts.

Electric or solar venting skylights

Motorized units add remotes, rain sensors and shades. Ask what happens in a power outage and who services the motor or battery locally.

Sun tunnels (tubular daylight devices)

A reflective tube brings daylight into a hallway, bath, closet or laundry room where a full skylight will not fit. They still go through the roof, so compare tube size, path, flashing and insulation.

Interior skylight shafts

Replacing the roof unit may not include the room side. Ask who handles drywall, water-damaged framing, insulation, air sealing, texture, paint and trim. Some roofers stop at the weather-tight exterior.

Permits in Bend

A new skylight that cuts or reframes rafters or trusses is structural work. Ask your contractor who pulls the permit, and check with the City of Bend Permit Center, or Deschutes County outside city limits. Same-size replacements in the existing opening are usually simpler, but ask.

What should be in a skylight quote

  • Brand, model, size, glazing and NFRC U-factor
  • Fixed or venting; manual, electric or solar
  • Flashing kit and underlayment for your roof type
  • Framing changes, if any, and who pulls the permit
  • Interior shaft, drywall and paint: included or not
  • Removal of the old unit and cleanup
  • Product and workmanship warranties

What Central Oregon companies post

  • Greenlee Roofing: no minimum charge for roof repairs, including skylight leaks.
  • Deschutes Roofing: 10-year workmanship warranty on new roofs and financing up to $100,000.
  • Solar Light Inc: free appointments; tubular skylights installed in as little as two hours.

What moves the price in Bend

  • New opening vs. same hole. Cutting and reframing a new opening costs far more than swapping a unit.
  • Venting and motors. Electric units may need an electrician; solar units cost more but skip the wiring.
  • Roof type. Metal, tile and low-slope roofs need different flashing and more labor than shingles.
  • The shaft. Drywall, insulation and paint inside can rival the roof work.
  • Timing with a reroof. Replacing during a reroof avoids paying to remove and patch roofing twice.
  • Snow and access. Steep or snowy roofs need more safety setup; winter jobs can wait on weather.

Hiring a licensed contractor

Anyone paid to cut into, flash or repair your roof in Oregon needs an active CCB license. Tap each item as you go.

Questions to ask a Bend skylight contractor

  • Whose name is on the license? Homemasters is licensed as Cald2Design LLC, Scott's Roofing as The New Scotts Roofing Company and Greenlee Roofing as Greenlee Construction Incorporated.
  • Is the unit, the flashing or the roof failing? Ask them to separate the three before quoting.
  • Which flashing kit and underlayment? Ask for the maker's detail for your roof type and how ice-and-water protection wraps the curb.
  • What are the NFRC numbers? For Bend, look for a U-factor of 0.45 or lower to meet ENERGY STAR's Northern zone.
  • What about the inside? Ask who finishes the shaft, drywall and paint, and who pulls any permit.

Questions

Bend skylight FAQ

Why does my skylight leak only when snow melts?

Snow and ice can dam above the skylight during thaws and push water under the flashing or roofing. Tell the contractor the leak shows up only in snow events; it points to the flashing, underlayment or ice buildup rather than the glass.

Can a skylight be replaced without replacing the roof?

Often, yes. Roofing around the unit is removed, the skylight and flashing replaced, and roofing woven back in. It is more involved on older or brittle roofs, and if the roof is near the end of its life, waiting to do both together usually saves money.

Should I replace skylights during a reroof?

Usually, if they are older. Roofing and flashing are already off, and a new skylight with new flashing avoids reopening a brand-new roof later. VELUX-certified roofers in Bend include Deschutes Roofing, Scott's Roofing and Greenlee Roofing.

Is fog between the panes a roof leak?

No. Moisture trapped between panes means the insulated glass seal has failed. The fix is new glass or a new unit, not roofing work. Moisture on the room side of the glass is usually condensation from indoor humidity.

Can a skylight make a room hotter?

Yes, especially a large west- or south-facing unit with clear glass. Low-E glass, a north-facing spot, a venting model or a shade all help. ENERGY STAR allows any solar heat gain in Bend's Northern zone, so check the SHGC if heat is a worry.

How much does a skylight cost in Bend?

No Bend installer on our list posts prices. National ranges from HomeGuide: $1,600 to $4,200 for a new skylight and $500 to $1,000 for a sun tunnel (Aug. 2025); $800 to $2,400 to replace an existing skylight and $225 to $800 to repair a leak (Feb. 2026).

Are there rebates or tax credits for skylights in Bend?

Not that we found as of October 2026. Energy Trust of Oregon's window incentive, which includes skylights, is listed only for SW Washington NW Natural customers, and the federal 25C credit ended for skylights placed in service after Dec. 31, 2025. Check Energy Trust before you buy in case offers change.

Do I need a permit to add a skylight in Bend?

A new skylight that cuts or reframes roof framing is structural work, so check with the City of Bend Permit Center, or Deschutes County outside city limits. Ask your contractor who pulls the permit and include it in the quote.
